Our story
The Trusted Neighbor Who Happens to Be a Plumber
All Pro Plumbing LLC works out of a shop on Potomac Avenue, right across the Rappahannock from downtown Fredericksburg. We're not a franchise and we're not a call center that dispatches whoever's available. When you call, you talk to someone who can actually help.
Fredericksburg is unusual for a city this size in that a single company can see the whole range of American residential plumbing in a week. We pull a corroded galvanized nipple out of a wall on Princess Anne Street on Monday and troubleshoot a PEX manifold in a 2019 build off Route 3 on Tuesday. The tools overlap. The judgment does not, and that's where experience actually shows.
Read our reviews and you'll notice the same words: prompt, professional, honest, and — repeatedly — that the area was clean when we finished. Those aren't accidents. They're the things we decided to be good at.
One more thing worth saying plainly: we won't use an emergency as leverage. Nobody here is going to stand in your flooded basement at midnight and pitch you a whole-house repipe. We fix what broke, tell you honestly what we saw, and let you decide about the rest in daylight.

Verify us before you hire
Licensing, Insurance & Credentials
You're inviting someone into your home. You should be able to check them out first, and every legitimate plumber will hand over their license number without hesitation.
Licensed & insured in Virginia
We're a licensed Virginia plumbing contractor carrying liability coverage on every job. Ask for our license number on any estimate — we hand it over before we start, and you can verify any Virginia contractor through the state's public lookup.
Permits pulled and inspections coordinated
Water heaters, gas lines, sewer work and repiping get permitted and inspected in the City of Fredericksburg and surrounding counties. It's a small cost that protects you at resale and during any insurance claim.
Workmanship guarantee
Every repair and installation is backed by a workmanship guarantee, with the specific terms in writing at the time of service. If something we did isn't right, come back to us.
Our own plumbers, not subcontractors
Every call — including 2 a.m. emergencies — is run by our own licensed plumbers. Nobody gets sent to your house who's over their head.
Expert tip: ask any plumber you hire for their Virginia DPOR license number and verify it online before they start work. Legitimate contractors provide it without hesitation.

What Happens When You Call Us
A real person answers
Not a menu, not an answering service reading from a script. Someone who can ask the right diagnostic questions and tell you whether this is a tonight problem or a morning problem.
You get a window you can plan around
Confirmation by text and email, and a heads-up when the plumber is actually on the way. Tighter windows than the industry standard, because a lot of our customers are commuters who'd otherwise burn a day of leave.
We diagnose before we quote
Finding the problem is the work. We check the cheap possibilities before the expensive ones — which regularly saves people money and occasionally costs us the bigger job.
Written, itemized estimate — then you decide
Nothing starts until you approve a real number in writing. No pressure to decide while we're standing there, and no discovering the price on the invoice.
We do the work and clean up
Drop cloths down, area wiped, old equipment hauled away. Our reviews mention this specifically, which tells you something about the standard elsewhere.
You know what we found
Including the things we noticed that aren't urgent. You should leave the interaction understanding your own house better than you did before.

Questions
Common Questions About Working With Us
Yes. All Pro Plumbing LLC is a licensed and insured Virginia plumbing contractor, and we carry liability coverage on every job. Ask for our license number on any estimate — we hand it over before we start, and you can verify any Virginia contractor licence through the Department of Professional and Occupational Regulation's public lookup.
We are based on Potomac Avenue in Fredericksburg and serve the City of Fredericksburg, Spotsylvania County, Stafford County, King George County and Caroline County, plus parts of Westmoreland, Orange and southern Prince William. If you are near the edge of that range, call — we will tell you honestly whether we are the right people or whether someone closer would serve you better.
Estimates for system replacements — water heaters, repipes, sewer repairs, treatment equipment — are free. Diagnostic service calls carry a fee that is disclosed on the phone before we come out, because finding the problem is the work. You approve a written, itemized price before any repair begins.
Yes. We answer around the clock for genuine emergencies — burst pipes, sewer backups, no hot water in freezing weather, water you cannot stop. After-hours rates are higher and we tell you the number before dispatching. If your problem can safely wait until morning at a normal rate, we will say so.
You get a written, itemized estimate before any work begins, and nothing starts until you approve it. What we will not do is quote a firm number over the phone without seeing the job — that is either padded to cover the unknowns or revised once the truck is in your driveway. Neither is fair to you.
Yes, for the work that requires them — water heater replacement, gas line work, sewer repairs and repiping in the City of Fredericksburg and surrounding counties. Skipping permits saves a small fee now and hands you a problem at resale and during any insurance claim. The inspection is also a second set of qualified eyes on work whose failure can hurt somebody.
Regularly, and it is some of our favourite work. Older Fredericksburg homes need a different approach — routing around plaster and original trim wherever possible, planning wall openings deliberately rather than exploring, and understanding how galvanized and cast iron behave. We put the expected openings and the patching scope in writing before we start.
We stand behind every repair and installation with a workmanship guarantee, and we will tell you the specific terms in writing at the time of service. If something we did is not right, come back to us — that is on us to make right.
It depends on where you are and what else is active on the board, so we give you a realistic window on the phone rather than a marketing number. Addresses inside the City of Fredericksburg, Falmouth and Ferry Farm are minutes from our Potomac Avenue shop. Further out — Caroline, King George, the Northern Neck — is a genuine drive and we say so. If someone closer can reach you faster, we will tell you that too.
Mainstream, widely serviceable brands — the kind whose parts sit on the shelf at any local supply house on a Saturday. That matters more than the badge on the front: an exotic unit with a great spec sheet is a bad deal for you if nobody within fifty miles stocks its gas valve. If you have a brand preference, or you have already bought the unit, tell us before we order anything.
