The signature is consistent: pressure that faded so gradually nobody noticed, rusty water first thing in the morning after the system sat overnight, and a hot side noticeably worse than the cold because heat accelerates the corrosion. A ten-dollar pressure gauge on a hose bib confirms it — consistent readings under 40 PSI with everything else off.

Scaled cast iron waste stacks

The drain side is usually original cast iron, and it fails differently. Cast iron does not burst — it scales inward over decades until a three-inch stack drains like a two-inch one, and it corrodes from the bottom of the pipe where waste sits.

You cannot snake scale away. A cable punches a channel through it, the line drains for a while, and then it closes back up. Hydro jetting scours the wall back toward original diameter and lasts far longer — but only on cast iron that is still structurally sound, which is why we camera before we jet. If the pipe is too deteriorated, jetting is the wrong tool and we will say so rather than take the job.

Root intrusion in old laterals

Downtown's streets are lined with mature trees, and the sewer laterals underneath are frequently vitrified clay — extremely durable material that comes in short sections with a joint every few feet. Roots find those joints.

The earliest sign is gurgling from a toilet or a floor drain when the washing machine empties. We clear the line so you can use the house, then camera it and show you the actual cause on screen. If we recommend a repair, you will have seen the reason yourself.

How we work in a historic house

Plaster over wood lath does not patch like drywall. Original trim, floors, hardware and millwork are the reason the house is worth owning and most of it cannot be replaced. So we route around finished surfaces wherever it is physically possible — closets, existing chases, basement ceilings, attic floors, the backs of cabinets. PEX bends around obstacles that would force wall openings with rigid copper, which is a genuine advantage in a building like this.

Where an opening is unavoidable, we plan it. One clean rectangle in a low-visibility location beats three exploratory holes. And we put the expected openings and the patching scope in writing before we start, so nobody discovers the restoration work on the last day.
