Our services
Every service below is work our own licensed plumbers perform — with permits where they're required, written estimates before anything starts, and an honest answer about whether you need it at all.
Residential & commercial
Each page covers the symptoms, our process, what actually moves the price, and the questions people ask most — without fake numbers or scare tactics.
Burst pipe at midnight? Sewer backing up on a Sunday? We answer the phone around the clock and dispatch a licensed plumber, not a call center.
Learn moreFrom a slow kitchen sink to a main line packed with roots — we clear it, camera it, and show you what caused it so it does not come back next month.
Learn moreRepair when it makes sense, replace when it does not. Permitted installs, code-correct venting, and an honest read on how much life your tank has left.
Learn moreEndless hot water and a twenty-year service life — when the gas line, venting and water quality are handled correctly. We do all three or we tell you not to.
Learn moreRoots, bellies, collapsed clay — we camera the line, locate the defect to the foot, and show you the footage before we quote a single option.
Learn moreRusty water, dropping pressure, leak after leak. When patching stops making sense, we replace the supply system — with real care for plaster and trim in older homes.
Learn moreWe find the leak before we open anything. Acoustic listening, thermal imaging and pressure isolation mean one precise opening instead of exploratory demolition.
Learn moreThe service our customers name most in their reviews. Running toilets, rocking bowls, failed wax rings and clean replacements — done right the first time.
Learn moreKitchen and bath fixtures installed cleanly and correctly — including the shower valve work most handymen will not touch and shutoffs that actually shut off.
Learn moreThe one appliance in your house that only matters on the worst day. Correct sizing, a real backup, and a pump that has actually been tested.
Learn moreTest first, then treat. We measure what is actually in your water before recommending equipment — because the wrong system solves nothing and costs plenty.
Learn morePermitted, pressure-tested gas work by licensed gas fitters. New appliance runs, generator feeds, outdoor kitchens — sized correctly and inspected.
Learn moreHumming, jammed, leaking or dead. Most disposals can be freed in minutes — and when they cannot, we swap them and fix the drain plumbing while we are under there.
Learn moreFor the many homes out in Spotsylvania, Caroline and King George on private wells — pumps, pressure tanks, switches and the pressure problems they cause.
Learn moreRestaurants, retail, offices and multi-family. Grease traps, backflow devices, commercial water heaters and the code compliance an inspector will actually check.

Most people don't call asking for hydro jetting. They call because water is somewhere it shouldn't be. Find your symptom below and it'll point you at the right page.
Water is spraying and I can't stop it
Shut your main off first, then call. That's emergency plumbing
Every drain in the house is backing up
When the lowest drain floods, the blockage is in the main line, not the fixture. You need sewer line diagnosis and repair
One sink or shower drains slowly
A single slow fixture is a branch-line problem. Start with drain cleaning
No hot water, or it runs out fast
Could be a thermocouple, an element, or sediment taking up tank volume. See water heater repair and installation
My water bill jumped and I can't see why
Run the meter test first, then dye-test the toilets. If it's still moving, you need leak detection
Pressure faded over the years and the water looks rusty
That combination in a pre-1970 home points at corroded galvanized supply and whole-house repiping
Water in the basement after heavy rain
Check gutters and downspout discharge first — then look at sump pumps and waterproofing
Pressure surges up and down on a well
That's a waterlogged pressure tank far more often than a failing pump. See well pump service
Scale on the fixtures, spots on the glassware
Hard water. Test before buying anything — that's covered under water treatment and filtration
I smell gas near an appliance
Leave the house and call the gas utility from outside first. Afterwards we handle the repair — gas line repair
On every job
These aren't per-service extras. They're how we run every call, from a fifteen-minute disposal reset to a whole-house repipe.
Nothing starts until you approve a real number in writing. No hidden fees, no discovering the price on the invoice.
Every call, including 2 a.m. emergencies. No subcontractors, and nobody sent to a job over their head.
Water heaters, gas lines, sewer work and repiping. It's a line item on your estimate, not something quietly skipped.
Plenty of dead-looking water heaters need a forty-dollar part. We say so and lose the bigger ticket.
Drop cloths down, everything wiped, old equipment hauled away. Our reviews mention this specifically.
On every repair and installation, with the specific terms in writing at the time of service.
Who we work for
Most of our work is residential — the 200-year-old row houses downtown, mid-century homes near the college, 1990s subdivisions across Stafford and Spotsylvania, and the well-and-septic properties out toward Caroline and King George. The right repair genuinely differs between them, which is why every service page has a version for each area.
On the commercial side we handle restaurants, retail, offices and multi-family: grease interceptor sizing and service records, annual backflow testing filed with the water authority, commercial water heating sized to peak-hour recovery, and scheduled drain maintenance that costs a fraction of a mid-service backup. We schedule disruptive work outside your operating hours.
Whichever you are, the constraint is the same: we cover the Fredericksburg region and the counties within realistic driving range. If you're at the edge of that, call and we'll tell you honestly — including when someone closer would serve you better.
Not every problem is a tonight problem, and we'll tell you which yours is rather than billing an after-hours rate for a slow drain.
Ready when you are
Describe what's happening and we'll tell you what it likely is, whether it can wait until morning, and what to check before we come out.
