You get a written, itemized estimate before any work begins, and nothing starts until you approve it. What we will not do is quote a firm number over the phone without seeing the job — that is either padded to cover the unknowns or revised once the truck is in your driveway. Neither is fair to you.
Yes, for the work that requires them — water heater replacement, gas line work, sewer repairs and repiping in the City of Fredericksburg and surrounding counties. Skipping permits saves a small fee now and hands you a problem at resale and during any insurance claim. The inspection is also a second set of qualified eyes on work whose failure can hurt somebody.
Regularly, and it is some of our favourite work. Older Fredericksburg homes need a different approach — routing around plaster and original trim wherever possible, planning wall openings deliberately rather than exploring, and understanding how galvanized and cast iron behave. We put the expected openings and the patching scope in writing before we start.
