It is not a diagnosis of your specific plumbing system and it is not a substitute for having a licensed plumber look at your property.

No prices on this site are quotes
We deliberately do not publish prices for plumbing work, because a number given without seeing the job is either padded to cover unknowns or revised later. Any discussion of what affects cost is explanatory only. A binding price exists only in a written, itemized estimate we provide after seeing the work, and which you approve.
Estimates and approval
- Estimates for system replacements — water heaters, repipes, sewer repairs, treatment equipment — are provided at no charge.
- Diagnostic service calls carry a fee that we disclose before dispatch, because finding the problem is the work.
- No repair work begins until you approve a written, itemized price.
- If conditions are found that were not visible when the estimate was prepared — which happens in older homes — we will stop, explain what we found, and price the additional work before continuing.
Scheduling and emergency service
We schedule arrival windows in good faith and confirm before dispatch. Emergency response times depend on distance, weather and what else is active. We will give you a realistic estimate rather than an optimistic one, and we will tell you if somebody closer can reach you faster.
After-hours, weekend and holiday work is billed at a higher rate, disclosed on the phone before we dispatch.
Workmanship guarantee
We stand behind our repairs and installations with a workmanship guarantee, the specific terms of which are provided in writing at the time of service. Manufacturer warranties on equipment are separate and are governed by the manufacturer's terms. Our guarantee does not cover damage from misuse, subsequent work by others, freezing, or conditions we identified and recommended addressing where you chose not to proceed.
Permits
Where a job requires a permit, we pull it and coordinate inspection, and the permit fee appears as a line item on your estimate. We do not perform permitted work without a permit.
Your responsibilities
- Provide safe access to the work area and to shutoffs.
- Tell us about known hazards — asbestos, lead paint, pets, alarm systems, structural concerns.
- Move valuables and fragile items out of the work area where practical.
- Provide accurate information about the property and prior work.
Payment
Payment is due on completion unless we have agreed otherwise in writing. We accept cash, check and major credit cards.
Limitation of liability
To the fullest extent permitted by Virginia law, our liability arising from work performed is limited to the amount paid for that work. We are not liable for indirect or consequential damages. Nothing in these terms limits liability that cannot be limited by law.
Water damage restoration — extraction, structural drying, demolition and rebuild — is a separate trade. We stop the water and repair the plumbing; we will tell you honestly when you need a restoration contractor and can refer you to people we trust, but we are not responsible for their work.
