  • Toilet internals. Flappers and fill valves are consumable. A running toilet is the single most common silent water waste in a house.

None of that is alarming. It is just what a thirty-year-old house needs, and it is far cheaper handled on a schedule than as a series of emergencies.

Copper pinholes: one leak or a pattern?

Homes from this era were plumbed in copper, which has aged well. What we do see is pinhole leaks starting to appear — a tiny weep behind a ceiling under a second-floor bathroom, or in a joist bay over a finished basement.

The question that matters is whether it is isolated or systemic. A single pinhole at a high-velocity elbow is a repair, full stop. Multiple pinholes in different parts of the house within a year or two is a system telling you it has reached the end of its useful life, and continuing to patch is throwing money at a sequence of small failures.

We will not push a repipe off one leak. We also will not pretend a pattern is coincidence. You will get our honest read either way.

Drainage on rolling lots

The terrain through this part of Spotsylvania rolls, and a lot of homes here have walkout or partially below-grade basements. That is good living space and it puts finished floor below the surrounding grade on at least one elevation.

When water shows up in one of these basements, we work outside in before we talk about equipment. Gutters full of leaves overflow and dump roof water directly against the foundation. Downspouts that discharge two feet from the wall are effectively an irrigation system aimed at your basement. Grading settles over thirty years and eventually slopes back toward the house.

Fix those where they apply. A sump pump is for groundwater rising from below, and it should not be your primary defense against your own roof.

Hard water and appliance life

The mineral content in water throughout this area shows up as scale on shower heads, spots on glassware, and soap that will not lather. Inside the house it collects on water heater tank bottoms and dishwasher heating elements, quietly shortening the life of every appliance that heats water.
