
The short answer
Galvanized pipe has to be replaced because it corrodes from the inside out and cannot be cleaned or maintained. In a historic home the pipe work is the easy part — the skill is routing a new system through closets, chases, attics and basement ceilings so plaster, trim and original floors survive intact.
If you own an older home in the Fredericksburg area, there is a good chance somebody has told you it needs repiping, and a good chance that conversation was frightening rather than useful.
The pipe work itself is straightforward. What separates a good job from a bad one in a historic house is everything around it: where the new lines go, which walls get opened, and how much of the building's original fabric survives the process.
Why galvanized has to go
Galvanized steel pipe is steel with a protective zinc coating. The zinc wears away over roughly four to five decades, and then the exposed steel corrodes — building hard scale on the inside of the pipe.
That scale does not build evenly. It builds fastest at threaded joints and elbows, exactly where the wall is thinnest from being cut. So the failure mode is a pipe that looks perfectly sound from outside, delivers a fraction of its original flow, and eventually lets go at a fitting.
There is no maintenance for this. You cannot clean the inside of a galvanized supply line, and no additive reverses it. Replacement is the only real answer, and doing it before a joint fails is dramatically cheaper than doing it after.
The three rules for working in an old house
Rule one: investigate before committing
In a house that has been renovated four or five times across a century, nobody knows what is behind a given wall — including the last contractor who worked there.
A good contractor will spend real time before quoting: tracing runs in the basement and attic, looking at what is exposed, using an inspection camera through small access points, and identifying which chases and closets already exist. An estimate built on assumptions in a building this old is a change order waiting to happen.
Rule two: route around what cannot be replaced
Plaster over wood lath does not patch like drywall — matching texture and thickness is specialist work, and the seam usually shows. Original trim does not come off and go back on without splitting. Heart pine flooring, original hardware and hand-planed millwork are not replaceable at any reasonable price.
So the route matters more than the pipe. Closets, existing chases, basement ceilings, attic floors, cabinet backs and the space behind built-ins do most of the work in a well-planned repipe. This is where PEX earns its reputation in historic work — it bends around framing and obstacles that rigid copper would require an opening to accommodate.
Rule three: plan every opening you do make
Some openings are unavoidable. The difference between good and bad work is whether they were planned or discovered.
One clean rectangle cut in a closet wall, in a low-visibility location, sized to the actual need, is a repair. Three ragged holes chasing a run that turned out to go somewhere unexpected is damage. Ask any contractor bidding your job to show you, on the walls, where they expect to open — and to put it in writing along with what they will patch and to what standard.
What to ask before you sign
- Where exactly do you expect to open walls, and can you mark them?
- What is your patching scope — drywall to paint-ready, plaster to a skim coat, or backfill only?
- Will you match plaster, or will I need a plasterer afterward?
- How do you protect floors, trim and stair treads during the work?
- Will I have water at the end of each day?
- Are permits and inspection included?
- What happens if you find something unexpected — how are change orders handled and priced?
The answers to these tell you more about a contractor than the price does.
What a good repipe adds beyond new pipe
While the system is open, several things are worth doing that have nothing to do with the pipe material:
- A working main shutoff in an accessible location. A great many pre-1960s homes here never had one, which turns any leak into an emergency.
- Isolation valves at each branch, so a future repair does not require shutting down the whole house.
- Insulation on any run passing through unconditioned space, so the pipe that froze last January does not freeze again.
- A pressure-reducing valve and thermal expansion tank where the system requires them.
- Proper support and expansion allowance on PEX runs, which is where sloppy installs make noise.
The drain side is a separate conversation
Repiping usually refers to supply. In a historic home, the waste side is frequently original cast iron and has its own timeline.
Cast iron does not burst — it scales inward and corrodes from the bottom of the pipe where waste sits. A camera inspection tells you whether it is still sound enough to clean and keep, or whether it should be replaced while walls are open. Doing both at once, if both are needed, is far cheaper than doing them two years apart.
Timeline and disruption
For a typical single-family home, the pipe work runs a few days, followed by patching. Access drives the schedule more than square footage — an unfinished basement and a usable attic can cut it substantially, while plaster walls and finished ceilings extend it.
You will have dust, you will have people in your house, and one bathroom may be out of service at a time. Almost nobody has to move out.
Is it worth it?
Financially, a repipe rarely returns its cost at resale as a line item. What it does is remove a recurring expense and an ongoing risk — and in a house with plaster, original floors and irreplaceable finishes, a supply line failure inside a wall is not a plumbing bill. It is a restoration project.
That is the real argument for doing it deliberately rather than reactively.
